Project Scope & Objectives
The vision of the project is to give a renewed look to the property and add a personal touch to an already finished house.
A young stylish family, who like to entertain and have their friends and family around often.
This project started as a refresh of some areas of the Villa. The client’s intention was to change the bathrooms and move in to the property as soon as possible. However, the scope widened when the products started being selected and a large part of the property ended up being rethought.
The wood panelling already present in the house had to be retained as well as other features so what we were proposing needed to blend in well with the rest of the house.
The challenges were mostly related to timelines since the restyling of the property led us to go through the finishes as well and redo gypsum, soffits etc. Therefore the time required to finalise the project continued to extend. Our approach was to understand what the contractors required to finalise the project at the standard expected and then presenting and explaining clear schedules to the client.
Design Concept & Personalisation

Rich, thick materials with a mix of greys, dark woods.
The Villa itself has an impressive entrance and that is mostly used for greeting guest. There is the advantage of having separate living quarters that could be designed differently. While still choosing beautiful pieces in the living quarters we proposed more functional pieces with the intention that these would be used more often.
Every aspect is personalised, from the marble flooring to the lighting. Every element was chosen with the client and mirroring the family’s aesthetic. Bathrooms were completly custom made with a marble jacuzzi made specifically for the space. Marble slabs were chosen for each room and we worked closely with the contractors to design a beautiful finished product.
A local artist was selected to create personalised pieces for the main hall and these were produced massive and impressive sheets of steel.
Material & Furniture Selection
The client and family are very well travelled and are exposed to all luxury hotels. Their aim was to achieve the same feel as a luxury accommodation such as the Bvglari Villas in Dubai. For this reason we selected high end brands with the most luxurious materials availble on the market. Large walk in closets and large ensuites, chefs kitchen both for the pool area and the main house, service areas and maid quarters in the basement.
A proposal and mood board was created for each room and then we travelled to our suppliers in Italy with the client and selected every colour and finish in person.
Bathrooms, doors, beds, carpets and curtains were custom made for the space.
Lighting was mostly architectural and we also visited our suppliers Viabizzuno who are known for lighting up museums and art gallery as well as luxury retail stores such as Valentino, Hermes and even luxury furniture retails stores such as Minotti.
Attention to Detail & Finishing Touches
Large carpets to mirror the large rooms and space. A beautiful chandelier designed for Valentino in the walk in wardrobe. Most of the decorative lighting pieces. Fully accessorised wardobes with LED lighting and leather detail.
The same style and brand was adopted throughout even though the rooms serve various purposes and functions. A transition from one marble floor to the other was done seamlessly from carrara marble floor to a grey stone in the living quarters.
Pocket doors where used in the various kitchens to hide away the sinks and preparation area. The bathrooms had separate rooms for the toilet. We worked closely with Astral for the intelligent system and this incorported features that meet functionality and luxury.
Outcome & Impact
On their return, the clients reached out to our director, Noel Pace and complemented him for the outcome and look achieved.
There are very few properties that can boast of having such luxurious and high end brands/ pieces of furniture not only in Malta but on an international scale.
The entrance space and the look achieved with the gorgeous Minotti leather sofas and marble tables partnered with Kane Cali’s pieces hanging on the sides of the majestic marble fireplace. The outdoor area is also one of a kind with three separate areas that may be enjoyed with family and friends: Dining area, sun louging area, and sofa area with a metal firepit in a corten finish.
